CRYSTALAIRE, Los Angeles County — County planners have identified flood zones near Big Rock Creek and Big Rock Wash as important factors for development in the Crystalaire community.
The adopted Antelope Valley Area Plan’s community description also points to Significant Ecological Areas in portions of the surrounding landscape. These natural features and drainage corridors are among the reasons development proposals may require special review.
What property owners should verify
Flood exposure is parcel-specific. A reference to Big Rock Creek does not establish that every Crystalaire property lies in a mapped flood zone, or that a particular home faces an imminent flood. Residents should use current county flood maps, federal flood insurance maps and property surveys before buying land, grading or building near a wash.
The county plan dates to 2015 and should be compared with the latest floodplain designations and approved zoning. Contact LA County Public Works or Planning for address-specific guidance, especially before making irreversible construction decisions.
